The release note
When a tract is entitled and the lots are drawn, the list hears first — acreage, the conceptual layout and the pricing, before any of it is public.
Pre-development pricing
Lots released ahead of the open market are priced below their eventual list. Builders taking more than one lot are priced accordingly.
Options and takedowns
Builders can tie up lots on an option, or take them down on a schedule that matches how fast they can actually build, rather than closing on everything at once.
The due diligence, up front
Plats, soil and perc results, utility positions, zoning and the survey — sent with the release rather than requested afterwards.
Why it is worth being on
We are the buyer on the front end and the seller on the back end. There is no listing committee and no syndication delay — when we decide a lot is ready, we can release it to this list the same day.
Everything we have closed is published, with the price it sold for and the price per acre, so you can judge the pricing on this list against what the last ones actually made.
