Land companies ask you to take experience on faith. This is the alternative: every lot we have closed, with the list price, the sale price, the price per acre and the closing date, reproduced without rounding. Five of the six are public record through Realtracs. The sixth sold off market and is marked as such.

Lot 3 at Thompsons Station West sold off market in March 2025, so it carries no list price and no days-on-market figure, and the averages above are taken across the listed lots only. Lot 1 there carried the original 1964 farmhouse, a teardown that contributed nothing to the price, so its per-acre figure is a land figure like the rest. All other figures are taken from Realtracs closing records and are believed accurate but not guaranteed.

Where those lots came from.

The Highlands at Carters Creek
Phase Two. 35.66 acres acquired May 2025 out of the 59.90-acre Blackburn farm on Thompsons Station Road West, divided into two estate lots of 20.00 and 15.65 acres on the high side of Carters Creek. Each perc'd for a primary residence plus an accessory dwelling. Both currently available.

Thompsons Station West
Phase One of the same farm. 24.24 acres acquired September 2024 with the original 1964 farmhouse on it, divided into three eight-acre lots. All three closed between February and August 2025 — two on the MLS and one off market — for $3,525,000 in total. Zoned T2.

Cobbler Ridge
19.23 acres off Cobbler Ridge Road in the Leiper's Fork area, acquired May 2024 and divided into three lots of 6.12, 7.46 and 5.60 acres with a stone entrance and a new drive. Underground power, city water and fibre to the road; no HOA. All three closed by April 2025.

Vesper at Snowbird Hollow
58.25 acres off Snowbird Hollow Road in Franklin, acquired August 2026 — hardwood ridge, open hay meadow and a sheltered hollow, farmed and wooded for two hundred years and never subdivided. In development.
